The details

Before you start.

What the feed includes, how fresh it is, and what to check yourself.

Where does the data come from?

We start with official county code-enforcement sources and parcel records. See available coverage for current locations and source limitations. A record may include owner name, mailing address, assessed value, last sale and property characteristics. Available fields vary. This is not complete coverage of every municipality’s enforcement system.

How current is the feed?

County sources are polled every six hours. County publication and processing may lag. Free accounts can explore up to 25 fixed sample records with a seven-day delay; paid access unlocks the full available feed and removes that product delay. Pro saved-search alerts are checked hourly, not continuously.

Does a lead mean the owner wants to sell?

No. A code-enforcement case is a research signal. It does not establish financial distress, willingness to sell, title condition or a property’s market value. Check the source record and investigate independently.

Why is owner or mailing information missing?

A county case may not match a parcel, or the parcel data may lack the field. Missing data is not proof that no owner or address exists. Verify the folio and source records; do not guess a recipient.

What do the scores mean?

Case recency is 100 minus whole elapsed days since the county case date, clamped to 0–100. Owner details, homestead, assessments, sale history and lien flags do not affect it. We do not calculate owner intent or equity.

Are phone numbers or personal emails included?

No. The ingest pipeline does not collect skip-traced phone numbers or personal email addresses. Mailing details, where present, come from county parcel records.

What is included in Free?

Up to 25 fixed sample records across available coverage, with a 7-day delay and no card required. Filters and repeat visits search the same sample, not a new set. Closed, removed or withheld records may reduce the sample. Free weekly emails contain aggregate counts only. Exports, saved searches, daily emails and the full available feed require a paid plan.

What happens after I select Investor or Pro?

You create a Free account first. Your selected plan is carried forward so you can review it in the dashboard. It does not grant paid access or start a subscription. In the dashboard, review the price and renewal terms, then complete checkout to subscribe.

Can I change email preferences?

Yes. Open Account → Email settings in the dashboard. Eligible emails include unsubscribe links. Your plan determines which types of updates are available.

Can I use the data for tenant screening or credit decisions?

No. NoticeFeed prohibits use for credit, employment, insurance or housing-eligibility decisions. It is intended for property research and lawful outreach, subject to the Terms.

How do I report an incorrect record or get help?

See Support for the details to include. Email support@noticefeed.com for account help or to request a correction or suppression review.

How much does a paid plan cost?

Investor is $49/month and Pro is $149/month in USD, plus applicable taxes disclosed at checkout. Paid subscriptions are for U.S. customers and renew monthly until canceled. See available coverage for current locations. There is no annual plan at launch.

Which payment methods can I use?

Credit and debit cards, including Apple Pay or Google Pay when available at checkout.

How do I cancel?

Use Manage billing in your account to cancel future renewal. Access continues through the current paid period. If you cannot access billing, contact support. You do not need to delete your account or request a refund. Turning off email does not cancel billing.

Can I request a refund?

Yes. Email support@noticefeed.com with the charge date, amount and reason. There is no first-payment money-back guarantee or routine prorated refund. Requests are reviewed case by case; the Terms describe the 72-hour unused-renewal courtesy and other remedies. A refund request does not itself cancel renewal.

Can a property owner request a correction or suppression?

Yes. No account or purchase is required. Email support with the property address, case number or folio and the issue. We verify authority as appropriate. We can review NoticeFeed records; we cannot change county records or recall every delivered copy. See the Privacy notice for details.
